Each full-length practice test has 80 questions spread exactly like the 80 scored items of Pearson VUE's national salesperson outline. It has no timer because the time limit is set by each state. Our questions are original, written from the outline's topics and the federal rules it names. They do not cover your state's law portion, PSI's slightly different national outline (used in Georgia, for example) or a state-written exam such as California's.
Sample question from practice test 1
A tenant who runs a bakery bolts large ovens to the floor of a leased shop. At the end of the lease, the ovens are generally:
- Fixtures that now belong to the landlord
- Emblements that pass with the land
- Trade fixtures the tenant may remove before the lease ends
- Real property that requires a deed to transfer
Answer C. Equipment a business tenant installs for its trade is a trade fixture and stays the tenant's personal property. The tenant may remove it before the lease ends, repairing any damage; items left behind may become the landlord's.
A tenant farmer's lease ends unexpectedly through no fault of the farmer before an annual corn crop is ready. The farmer's right to come back and harvest the crop relates to:
- Severalty
- Riparian rights
- An easement in gross
- Emblements
Answer D. Emblements are annual crops produced by labor. They are treated as personal property, and a tenant farmer is generally entitled to harvest a crop planted before the tenancy ended through no fault of their own.
